Terms of Service

1. Acceptance of Terms

By accessing or using VettHost (“the Service”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree, do not use the Service.

2. Description of Service

VettHost provides guest risk assessment tools and property maintenance management for short-term rental hosts. The Service analyzes publicly available review data to generate advisory risk scores.

3. Account Registration

You must provide accurate and complete information when creating an account. You are responsible for maintaining the confidentiality of your account credentials.

4. Permitted Use

You agree to use the Service only for lawful purposes and in compliance with:

• All applicable local, state, national, and international laws
• The terms of service of any third-party platforms you use (including but not limited to Airbnb, VRBO, Booking.com)
• All applicable anti-discrimination and fair housing laws

5. Important Disclaimers

5.1 Not Affiliated with Airbnb

VettHost is not affiliated with, endorsed by, or connected to Airbnb, Inc. or any other booking platform. Use of VettHost is at your own risk and may affect your standing on third-party platforms.

5.2 Advisory Only

Risk scores and guest assessments provided by VettHost are advisory information only. They are NOT recommendations to accept or reject any guest. You are solely responsible for your booking decisions and must comply with all applicable anti-discrimination and fair housing laws.

5.3 No Guarantee of Accuracy

Risk scores are generated from publicly available data using AI analysis. Scores may contain errors, may not reflect current guest behavior, and should never be the sole basis for any decision.

5.4 Anti-Discrimination Compliance

You agree NOT to use VettHost risk scores to discriminate against any person based on race, color, national origin, religion, sex, familial status, disability, or any other protected characteristic under applicable law. Violation of this provision will result in immediate account termination.

6. Subscription and Payment

• The Service is offered on a monthly subscription basis at $29/month
• Payments are processed through Stripe
• You may cancel at any time; cancellation takes effect at the end of the current billing period
• No refunds for partial months

7. Intellectual Property

All content, features, and functionality of the Service are owned by VettHost and are protected by copyright, trademark, and other intellectual property laws.

8. Limitation of Liability

To the maximum extent permitted by law, VettHost shall not be liable for:

• Any indirect, incidental, special, consequential, or punitive damages
• Loss of profits, revenue, or business opportunities
• Account suspension or termination on third-party platforms resulting from your use of VettHost
• Any decisions made based on risk scores or other information provided by the Service

Our total liability shall not exceed the amounts paid by you in the 12 months preceding the claim.

9. Indemnification

You agree to indemnify VettHost against claims arising from:

• Your violation of these Terms
• Your violation of anti-discrimination or fair housing laws
• Your use of risk scores in violation of applicable law
• Any claim by a third party related to your booking decisions

10. Termination

We may terminate or suspend your account immediately if you violate these Terms, particularly anti-discrimination provisions. You may terminate your account at any time.

11. Governing Law

These Terms are governed by the laws of the State of Delaware, United States. Disputes shall be resolved through binding arbitration.

12. Changes to Terms

We may modify these Terms at any time. Material changes will be communicated 30 days in advance. Continued use constitutes acceptance.
